Two area real estate heavyweights are combining their expertise and skill to bring to fruition Northeast Florida’s first high-rise condominium tower set to begin construction in nearly a decade.

Berkshire Hathaway HomeServices Florida Network Realty has teamed with HP 500, LLC, an affiliate of Hallmark Partners, as the exclusive sales agent for Beacon Riverside, a 15-story luxury residential tower on the St. Johns River in historic Riverside. The high-rise is being built near the Cummer Museum of Art and Gardens and adjacent to downtown, where Hallmark is also developing the 220 Riverside apartment/retail project and partnering on the Unity Plaza public park area.

“The Beacon Riverside will be the area’s preeminent address for homeowners who want to enjoy the beauty of the St. Johns River in an urban setting that is close to the city’s central business district as well as within walking distance to numerous shopping, dining and entertainment options,” said Berkshire Hathaway HomeServices Florida Network Realty Founder, President and CEO Linda H. Sherrer. “We are delighted to be affiliated with this exceptional property.”

Interest in the community has been strong since HP 500 LLC announced plans to build the 45 upscale riverfront residences of Beacon Riverside, which will be located between Lomax Street and Bishopgate Lane in the historic Riverside area directly on the St. Johns River. The partnership with Berkshire Hathaway HomeServices has enhanced interest in the community and resulted in immediate sales success. The community is well on its way to achieving its goal to begin construction before the end of this year.

“The best way to sell a remarkable property is with the assistance of the dynamic sales team at Berkshire Hathaway HomeServices,” said Bryan Weber, Principal, Multifamily of Hallmark Partners. “We selected Berkshire Hathaway because of its expertise in luxury and waterfront properties. The company is known for its strength, stability, quality and innovation in the Northeast Florida real estate market and we are already seeing tremendous results from their efforts.”

Nicole Dana

Beacon Riverside recently announced the appointment of Nicole Dana as Director of Sales for the 15-story tower in conjunction with its newly formed partnership with Berkshire Hathaway HomeServices. Dana has specialized in the on-site sales of luxury waterfront condominiums since 2001. Berkshire Hathaway HomeServices has achieved excellent results selling properties of this type and is the real estate leader of luxury properties in Northeast Florida.

Beacon Riverside will be one of Jacksonville’s most distinguished addresses, offering a new benchmark in elegant and sophisticated riverfront living. The 15-story luxury condominium tower with 45 stylish residences overlooking the St. Johns River will offer breathtaking views in every direction.

The condominiums on the first 11 floors will range in size from 2,400 square feet, with two bedrooms, three bathrooms and a den, to 4,300 square feet, with three bedrooms, three and a half bathrooms and a den. Penthouse residences on the top three floors will grow to more than 5,000 square feet of indoor living space. The building is designed to include luxurious condominium residences with a minimum of 10-foot ceiling heights, expansive window walls, upgraded owner design selections and private residential corridors. Beacon Riverside’s exclusive residences start in the upper $700,000s with an average price of more than $1 million.

Residents will enjoy high-end amenities at Beacon Riverside including a large riverfront fitness center, a 1,600-square-foot owners’ clubroom with lounge and a full catering kitchen, and an efficiency guest suite for private overnight visitor stays. A riverfront pool and clubroom patio and terrace take full advantage of the riverfront location. Each condominium home enjoys expansive views of the St. Johns River, the downtown Jacksonville skyline and views of the tree-lined streets of Riverside from their front-to-back floor plans. Privacy gates, and enclosed, under-building garage parking add to the intimacy of the tower. Outside, a pool, owners’ pavilion and river dock provide riverfront enjoyment for owners and their guests. Owners will enjoy the benefits of dedicated on-site concierge, property management and maintenance personnel to add to the carefree lifestyle of the community that has proved popular with early buyers.

Located between The Cummer Museum of Art and Gardens and Memorial Park not far from downtown, Beacon Riverside will offer residents an eclectic, walkable neighborhood living experience that is unparalleled in Northeast Florida. Residents of Beacon Riverside will be able to enjoy cultural offerings at the museum or nearby symphony; dine in the area’s historic Five Points, Avondale and Riverside neighborhoods; and stroll through many nearby parks or the Riverside Arts Market. Popular grocery stores and retail shops add to the neighborhood’s charm and convenience.

“It is an honor to be asked to represent an incredible property such as the Beacon Riverside,” said Christy Budnick, executive vice president of residential real estate. “Our sales team is experienced in selling luxury homes and is intimately familiar with the market.
