Premier Land Sold Near JTB, 400-unit Project Takes Step Forward

A 16.7-acre property next to Florida Blue’s corporate campus off J. Turner Butler Boulevard has been sold for $9.2 million to a Tampa-based apartment developer.

As reported in the Jacksonville Business Journal, WRH Realty Services purchased the property from Florida Blue parent company Guidewell Group Inc. The company closed on the property on Friday, June 30, 2017. ARA Newmark directors Tyler Nilsson and Erik Bjornson represented the sellers.

Nilsson told the Jacksonville Business Journal that WRH Realty Services plans to build a 400-unit apartment complex called Ciel Luxury Apartments. The apartments will be four stories high, designed in an urban-style yet still offering surface parking. Plans are to offer lake amenities with a dock, a club house and a dog park.

The sale of the Florida Blue parcel at the north east corner of Southside Boulevard and J. Turner Butler Boulevard, comes as apartment development along JTB has taken off with several planned projects near the St. Johns Town Center. Nilsson said ARA received 17 offers on the property.
