High-End Buyers Returning to Purchase Oceanfront Property – Prices at Water’s Edge Poised to Capture Market

May 23rd, 2011 · Leave a Comment

A recent article from Bloomberg.com quipped about the real estate market rising from the “Florida housing swamp.” The recent return, however, of successful buyers to the Florida market is no joke. According to the Florida Association of Realtors, resort towns on Florida’s Atlantic Coast are seeing a resurgence of buyers who are taking advantage of continued low interest rates and excellent pricing to buy available beachfront property.

The Jacksonville Beach condominium community of Water’s Edge has seen an uptick in sales traffic over the last four months, and the community has less than 10 of its luxury oceanfront residences left for sale. Water’s Edge was acquired late last year by an affiliate of Ironshore Capital, LLC, a residential real estate investment and development firm headquartered in Ft. Lauderdale. The community launched a grand reopening in January, unveiling prices reduced by nearly 60 percent from the original offering. During the grand opening, Water’s Edge received offers on one-third of its available units.

According to Floridatravellife.com, Jacksonville Beach ranks as one of the best places to live in Florida – and is also one of the area’s best kept secrets. The intimate population of approximately 23,000, low cost of living and picturesque, family-friendly ambience attract a variety of residents of all ages to the area. Jacksonville Beach also has convenient access to Jacksonville’s major roadways and is close to world-renowned medical care such as Mayo Clinic.

Water’s Edge, located just steps away from Jacksonville Beach’s local dining establishments, boutique shops, nightlife and entertainment venues, is priced from the low-$500,000s to more than $1.5 million. Residences range in size from 2,071 square feet to 3,908 square feet of oceanfront living space. Because of height restrictions that were enacted after Water’s Edge was permitted, it is likely to be a long time before any new condominiums will be built along this unique stretch of beach.

Visitors have been wowed by the homes’ nine and 11-foot ceilings, as well as the hardwood floors, plush carpeting and gourmet kitchens featuring Bosch Thermadore appliances, granite countertops, oversized porcelain tile flooring and designer cabinetry. All master bathrooms include stone-finished porcelain tile flooring, circular grotto showers with dual showerheads and Jacuzzi tubs. Each residence also has a private enclosed balcony, allowing owners to enjoy their oceanfront terraces year round regardless of weather.
