With popular communities including Fleming Island and Orange Park, Clay County has become one of the top destinations for homebuyers in Northeast Florida.

Situated along the banks of the St. Johns River, Clay County offers an extraordinary natural setting, an outstanding selection of homes and copious neighborhood amenities including excellent schools.

“At one time, Clay County was one of the area’s best kept secrets,” said Berkshire Hathaway HomeServices Florida Network Realty Founder, President and CEO Linda Sherrer. “As demonstrated by the tremendous growth Clay County has experienced in recent years, the secret is out!”

With a population of 200,000 people, Clay County is in the midst of a transformation from a rural community to a full-fledged suburb. According to JAXUSA Partnership, a division of the JAX Chamber and Northeast Florida’s regional economic development initiative, Clay County has experienced a demographic shift recently with a population growth that includes an influx of younger, well educated people with higher paying jobs.

Clay County is an appealing place to live and raise a family. Homebuyers are drawn to the county’s award-winning public schools and magnificent outdoor recreational choices. With new residents arriving daily, the demand for homes in Fleming Island and Orange Park is strong.

As reported by the Northeast Florida Multiple Listing Service (MLS), closed sales in Fleming Island increased 46 percent, new listings increased 23 percent and the median sales price rose 16 percent in June 2015 over the same period in 2014. Northeast Florida MLS reported new listings in the Orange Park area increased 34 percent, closed sales were up 20 percent and the median sales price increased six percent during the same time period.

“Homes in both Fleming Island and Orange Park are selling at a much faster rate than the number of new homes coming to the market,” said Linda Benson, Broker manager of Berkshire Hathaway HomeServices Florida Network Realty’s Fleming Island office. “We host numerous open houses each weekend and buyers are attending in record numbers.”

Northeast Florida MLS also reported homes in Fleming Island sold at 97 percent of the list price in June 2015, up from 95 percent during the same period in 2014 and up 95 percent year-to-date.

“This is an excellent time to sell because inventory is low and home prices continue to climb,” said Berkshire Hathaway HomeServices Florida Network Realty Broker/Executive Vice President Christy Budnick. “We are experiencing listings selling very quickly with many going under contract within days of going on the market.”
