Clay County Market Success – Demand Outpacing Supply in Key Areas

With popular communities including Fleming Island and Orange Park, Clay County has become one of the top destinations for homebuyers in Northeast Florida.

As reported by the Northeast Florida Multiple Listing Service (MLS), closed sales in Fleming Island increased 46 percent, new listings increased 23 percent and the median sales price rose 16 percent in June 2015 over the same period in 2014. Northeast Florida MLS reported new listings in the Orange Park area increased 34 percent, closed sales were up 20 percent and the median sales price increased six percent during the same time period.

“Homes in both Fleming Island and Orange Park are selling at a much faster rate than the number of new homes coming to the market,” said Linda Benson, Broker manager of Berkshire Hathaway HomeServices Florida Network Realty’s Fleming Island office. “We host numerous open houses each weekend and buyers are attending in record numbers.”

Northeast Florida MLS also reported homes in Fleming Island sold at 97 percent of the list price in June 2015, up from 95 percent during the same period in 2014 and up 95 percent year-to-date.
