Developer Peter Collins Shares Inspiration and Vision for The Palazzo on St. Johns

The Palazzo on St. Johns, a new waterfront condominium community in the Southside area of Jacksonville, has been attracting both local and out-of-town buyers with its convenient location and breathtaking river and marsh-front views. Developer Peter Collins, Co-founder and Managing Principal of Forge Capital Partners, shared his thoughts on the company’s vision in a recent Q&A:

  • What was Forge Capital Partners’ vision when developing The Palazzo?

It’s a little known fact that I lived in Jacksonville for about five years right down the street from The Palazzo, so I am very familiar with this part of town. Between the natural amenities and how close this development is to downtown, we could see the potential for people who did not want a house but who wanted to live in this semi-urban environment. It has turned out even better that we expected. It is one thing to see a picture on paper, but when you are able to walk out on the dock, sit on a terrace, and see it, feel it and touch it, you realize what an incredible community this is.

  • How does The Palazzo compare to other properties that the company has developed?

Between the amenities, the marina, and the features in the homes, this is the most upscale project we have ever done. Yet it is still amazingly affordable. We are able to pass along some of the savings to the buyer that we got when we purchased the property.

  • Why are you offering a customization package on homes in Buildings 3 and 4?

When we purchased The Palazzo, we had few options with Buildings 1 and 2 because some of the construction had already been done. With Buildings 3 and 4, we saw a wonderful opportunity to offer buyers the chance to essentially custom-design their residence. For a limited time, on contracts written before June 1 (because this type of customization will no longer be possible after construction is underway), we are offering a $5,000 credit towards the architects’ fees for those buyers who want a unique design – within the footprint of the original unit. This also includes the chance to combine residences to increase square footage.

  • What has been the biggest surprise about this project?

The sense of community that residents have realized at The Palazzo has been a pleasant surprise. They have truly bonded with each other, and it has been wonderful to see people having get-togethers at the pool and at homes and the way people look out for each other. They have even held parties for prospective buyers to introduce them around and show them homes.

Priced from the low $400,000s and ranging from just under 2,000 square feet to more than 2,500 square feet, condominium homes at The Palazzo are available with three or four bedrooms and feature private elevators, hand-scraped wood floors, nine foot ceilings, gas fireplaces and luxury kitchen and bath finishes. Each residence offers breathtaking waterfront vistas and preserve views. The community also has an entry gate with controlled community access, private parking garage, an electric vehicle charging station and state-of-the-art fitness center.
