With the final rafters in place on The Lookout, GreenPointe Developers, ELM and Auld & White Constructors recently met to “Raise the Roof” at Tributary, officially commemorating construction of the new master-planned community’s highly-anticipated Amenity Center.

“The Lookout at Tributary will serve as the community’s energetic social centerpiece,” said Mike Taylor, President of Lifestyle Construction for GreenPointe Developers. “The progress made on The Lookout’s distinctive architecture so far creates the backdrop for a happy and healthy lifestyle waiting to be enjoyed.”

“The Lookout will be a beautiful place to spend priceless family time,” said Russ Ervin, Principal, ELM, Tributary’s architectural partner. “Our design incorporates several thoughtfully curated gathering spaces and celebrates the community’s natural surroundings.”

“We are honored to help build a better future for one of the Northeast Florida’s fastest-growing areas,” said Nathan Marty, CEO and President, Auld & White Constructors. “When complete, the amenities of The Lookout at Tributary will create a harmonious blend of recreation and nature for the community.”

The Lookout is Tributary’s lakefront resident social hub and gathering spot that will include a resort-style pool with water features and an expansive sundeck with space to kick back and relax. The Lakehouse will be home to a stylish library, indoor café, spacious social gathering spots, an open-air bar and covered patio with plenty of seating for poolside birthday parties and family get-togethers. A separate stand-alone, state-of-the-art fitness center featuring cardio, strength and free weight equipment will delight workout warriors. There will be an Adventure Zone tot lot for the younger crowd, pickleball courts and the community’s furry friends will adore Pawsome Park designed just for them. Completion of the amenities is anticipated in Summer 2022.

Spanning 1,550 acres, Tributary’s prime location amongst the natural waterways and majestic evergreen forests truly complement the community’s mantra of Exploring More. Tributary’s neighborhoods will include family friendly pocket parks, while miles of scenic nature trails will provide quick access to the community’s amenities as well as The Landing kayak and canoe park, the neighboring protected sanctuary of Four Creeks State Forest and the new Tributary Regional Park, currently under construction.  Tributary Regional Park plans include baseball and multi-purpose fields, a kayak launch, concessions, and multi-purpose trails. Tributary is within the Nassau County Public School District and zoned for A-rated schools that are among the best in Florida.

Tributary offers an impressive collection of home designs to meet the needs of every family no matter what stage of life they are enjoying, and decorated model homes by Dream Finders Homes, Lennar and Richmond American Homes. Many of the neighborhood’s home sites have preserve or lake views. Homes at Tributary are priced from the $300s.

Tributary is 1.6 miles west of Interstate-95 on State Road 200. The community’s location is two exits north of the Jacksonville International Airport and the River City Marketplace. The historic town of Fernandina and the beautiful beaches of Amelia Island are located east of Tributary on Scenic A1A/SR 200. Tributary is near dining, shopping, recreation, medical centers, services and more.
