Long-Awaited Village Center Comes Alive at Palencia

October 15th, 2013 · Leave a Comment

Every great neighborhood has a focal point, where residents can socialize with one another and with guests, and where charm and activity abound. For the master-planned community of Palencia, this focal point is its vibrant Village Center. With new sidewalks and streets, a growing number of shops and restaurants and the newly renovated Palencia Club, the Village Center is abuzz with fresh activity.

The award-winning development team One Market Street, LLC, is in the process of building Village Lofts at Palencia – which will serve as the residential anchor of the Village Center. Village Lofts will consist of 16 spacious units, with 2,300 square feet of loft living space upstairs and 900 square feet of commercial space downstairs. The lofts feature two or three bedrooms, a courtyard, a detached two-car garage and a 575-square-foot studio apartment over the garage. They are priced from $279,900.

“This is an exciting time for the community of Palencia,” said Walt O’Shea, managing director of Palencia. “The rebirth of our Village Center is something we have all been anticipating, and we are encouraged by recent sales, increased retail activity and the tremendous amount of interest that everyone in Jacksonville has shown toward the progress at Palencia.”

Eleven of the 16 units in the Village Lofts have already been sold, and the five remaining units are likely to sell quickly. There are currently a number of businesses and shops already open in the Village Center including Bill Curtis & Associates, PA, Bricks4Kidz, DANZAR, Palencia Business Center, Palencia Fine Arts Academy & Gallery, Stop for Pilates and the Investment Center, Inc. In addition, a family-operated Mediterranean restaurant, Tabu Café, offers a creative breakfast, lunch and dinner menu for Palencia’s professional and resident communities. The owners of Tabu are also residents of the Village Center – truly living and working in a village setting like times gone by.

Buyers love the close proximity of the lofts to shops, restaurants, the award-winning 18-hole Arthur Hills golf course and golf club, swim and tennis facilities and the more than 33 acres of Palencia’s parks, trails and open areas.

Swim, fitness and tennis centers are located right in the heart of the Village Center, and the community is home to four pools and the Piranha Swim Team. The Fitness Center offers personal training and a variety of fitness programs, including summer camps and karate lessons for children. The Palencia Golf Club hosts both women’s and men’s golf associations, which keep the golf calendar full with challenging and fun activities.

Palencia also has highly-rated schools, including Palencia Elementary, within walking and biking distance in the community. Palencia is also conveniently located to both Jacksonville and historic St. Augustine.
