Palencia – A Lifestyle Like No Other

Since its inception in 2001, Palencia has been regarded as the premier golf lifestyle community in northern St. Johns County. Palencia is a 2,300-acre master-planned community located along the Intracoastal Waterway and developed by Hines, a firm with a 57-year history of developing landmark projects worldwide.

New home purchasers, as well as visitors to the community, are impressed by the incredible offering of amenities, the innovative design of the master plan, and, most notably, the majestic natural beauty of the community. New home and home site values have increased by 13 percent and 58 percent, respectively, over the past 12 months, and given the dwindling supply of estate lots throughout Northeast Florida, continued price increases are expected. The average new home price for the first nine months of 2014 was $605,000 while the average lot price was $130,000 over the same period.

“We are preparing to add our last neighborhood of golf and marshfront lots later this year. The 62 wooded estate lots in Costa del Sol are the last of their kind in northern St. Johns County,” commented Walt O’Shea, local managing director for Himes. “Our sales team has already begun taking names of interested buyers and the list is growing quickly.”

Palencia is presently home to more than 1,200 families, and these current residents have become the best marketing and sales advocates for the community. The majority of new visitors to the Palencia sales center are referred there by friends and relatives who have already made Palencia their home. In addition, numerous families have followed up their initial purchase within the community by moving up to a larger home, purchasing a lot for a future move or investing in a new business to serve their friends and neighbors. For example, many of the businesses operating in the Village Center are owned by Palencia residents.

The Reserve II currently has beautiful wooded sites for sale that contain mature trees and views of Palencia’s Arthur Hills-designed championship golf course. The four custom home models range in size from 3,300 to 4,600 square feet and sit along a tree-lined street inside The Reserve II, allowing visitors to easily park and visit all four homes.
