Northeast Florida’s housing market continued to show signs of shifting conditions in August, with buyers gaining more options while sellers faced a market that requires greater flexibility and patience. Inventory remained elevated across much of the region, giving buyers more choices, while market activity varied by county and home prices continued to move in different directions. Affordability also remained an important factor shaping the market as conditions gradually evolve.
“More inventory is changing the conversation in Northeast Florida. Buyers have greater choice and the ability to be more selective, while sellers may need additional patience and flexibility,” said NEFAR President Kim Knapp. “This isn’t a one-size-fits-all market, and conditions can look very different from one county, neighborhood and price point to another. Sellers who properly prepare their homes and align condition with price are positioning themselves to win. Buyers who understand the market and can recognize a winning listing are positioned to win as well. In this market, preparation and strategy matter on both sides of the transaction.”
In August 2026, the median price for single-family homes across the six-county region decreased by 1.6% to $397,420. Homes spent a median of 31 days on the market. There were 1,696 closed sales, a 10.7% decrease from July, with 1,788 pending sales. There were 2,247 new listings. There was an active inventory of 6,103 homes, representing a 3.6-month supply. The Home Affordability Index increased to 84.
