The Financial News and Daily Record, the Jacksonville Business Journal and the Florida Times-Union all reported Jan. 15 on new plans unveiled for The Jacksonville Landing that would include – of all things –  riverfront housing for Downtown.

The plan – which basically calls for knocking down existing structures and rebuilding from scratch – includes developing a boutique hotel, an “iconic” landmark structure, and workforce-priced housing.

Landing Owner Toney Sleiman and Jacksonville Mayor Alvin Brown unveiled the new plan without a price tag, or funding mechanism.

Entrance to the former Selva Marina Country Club

Selva Marina Country Club is undergoing a redevelopment – with construction of a new golf course and development of 178 single-family homes underway as of this month, First Coast News reported Jan. 21.

Atlantic Beach Partners paid $4.3 million for the 170-acre property and will rename it Atlantic Beach Country Club, where Toll Brothers, Riverside Homes and others will build homes ranging in price from $500,000 to $1 million. Home sites start at $150,000.

Work is expected to be complete this year on a new clubhouse and Olympic-size pool, the TV station reported.

Shoppes of Riverside

The Florida Times-Union reported on Jan. 19 that a ground-breaking had occurred earlier in the week at the Shoppes of Riverside – a retail project next door to 220 Riverside, a mixed-use development that will include more than 600 apartment units.

“You know, I don’t think people realize how big this all really is,” Dave Auchter, COO of Hallmark Partners – which is building 220 Riverside – told the newspaper.

In addition to the retail space and housing, the development of the area along Riverside Avenue includes plans for a hotel, a YMCA and Unity Plaza – a public space that aims to host hundreds of events a year.

A Northeast Florida-grown homebuilder is considering a site off Philips Highway in Jacksonville for constructing a 45,000-square-foot office building that would house its corporate headquarters, the Jacksonville Business Journal reported Jan. 21.

Dream Finders Homes LLC, which currently leases 6,000 square feet in Orange Park, is looking for about 30,000 square feet of office space throughout Northeast Florida, managing partner Patrick Zalupski confirmed Tuesday.

With 55 employees and plans to hire at least another 20 in 2014, Dream Finders is overcapacity in the Orange Park location, Zalupski said. The company is in the due diligence phase on one possible site, a parcel of land in southern Duval County off of Philips Highway, where Dream Finders would build a 45,000-square-foot office building and occupy about two-thirds of it.
