Grubb & Ellis|Phoenix Realty Group broker Bert Smith recently negotiated the sale of vacant land on Duval Road in North Jacksonville on behalf of the Leon Franklin Smith Trust. The land, containing approximately 56,000 square feet, was purchased by the Shands Jacksonville Foundation, Inc. for $985,000, as an outparcel for the proposed Shands Jacksonville North located adjacent to River City Market. Pate Foshee of CastleRock Realty, LLC, represented the buyer.

“By offering this land for sale, the Leon Franklin Smith Trust was pleased to help facilitate the development of a hospital that will provide greater access to more healthcare services for North Jacksonville residents, as well as those living in surrounding communities,” said Smith.

Shands Jacksonville North is a proposed state‑of‑the‑art, 110-bed medical center that will be located at the northeast corner of Interstate 95 and Duval Road. The full-service community hospital will include all-private rooms, an emergency department, obstetrics, general surgery and ancillary services such as state‑of‑the‑art imaging, laboratory and outpatient rehabilitation.
